A new home purchase is the biggest investment of your life. You want to make sure you get what you are paying for, down to the finest details. Before closing on your new home, your builder will provide you with what is commonly referred to as an "orientation", sometimes called a "walk-thru". The purpose of the orientation is to familiarize you with your new home, how things work and to check for any defects or missing items.
The IMPORTANCE to you as the purchasers is to get these things down in writing, called a "punch list", or a 30 or 60 day list. The builder will refer to this list for any items you question are in need or repair: "Was it on your list?" If not, you are going to run into some obstacles. I have been in the new home construction business for over 25 years, 7 years of which I was in customer service homeowner warranty. I have seen it all!
Through my experience in all phases of building new homes, I am able to provide you with a list of interior and exterior items to look for in your new home. This list is in addition to your home inspector's list, who will check for major defective items such as electrical, plumbing, roofing, etc. The items I offer you are the fine detailed items that are commonly overlooked by both builders and homeowners. Here are a few examples of items that you should look for and will be covered in my orientation list:
Garage Doors: check for safety settings working properly, that your beam is making contact with the other side.
Bathroom Tile: check for cracked tile, especially around the toilet and pipes, where smaller cuts in the tile need to be made.
Kitchen: check to see that the oven safety bracket is installed to prevent tip-overs.
Main Electric Panel: check to see that all your circuits are labeled.
When you go to your orientation, you should bring with your plan details, your pick selection list (sometimes called a Schedule B or Options) which lists your selections such as carpet style/color, faucet selections, plate covering style/colors, counter top selections, etc. You should also bring an outlet tester.
